  • A valuation for Executor of a Will.

  • Requested by a Solicitor or relative of the deceased.

RICS Home Buyer Reports

  • A basic report into the physical condition and energy efficiency of a property.

  • Requested by buyers for properties that appear in reasonable condition.

  • Highlights any urgent or significant problems with a building and what to look out for in the future.

Dilapidations

  • Establishes the liability of damage to a commercial property at the end of its lease.

  • Requested by Landlords of the property.

  • Used to prepare a claim that the Tenants vacated the property in a different condition to which they found it.

Specifications of Work

  • Requested by Owners or Property managers when repairs and redecorations are required to a single dwelling or block of flats.

  • Details the standard of workmanship and materials to be used during the works.

  • Includes supervision of the building contract through to completion.

Matrimonial Valuations

  • A valuation for parties in a divorce or separation.

  • Joint or Single Expert Witness reports as requested by a Solicitor.

  • Requested throughout the year and used in Court Proceedings to decide how assets are divided up.

Retrospective Valuations

  • Helps defend claims of a Surveyor having valued a property too highly in the past.

  • Requested also by a Solicitor acting on behalf of Banks and Lenders.

  • Requested when there are claims that a repossession property has been over valued.

Building Surveys

  • The most detailed property survey available, ideal for altered or extended properties.

  • Requested by buyers of large, old, unusual or poorly maintained properties to determine the current condition of a property and any major structural problems.

  • Specialist tests on services can be carried out simultaneously at additional cost.

Building Reinstatement Costs

  • Estimates of the cost of rebuilding a property from scratch if totally destroyed.

  • Requested by Owners or Property Managers of a house or blocks of flats.

  • Up-dated annually to form the basis of a building’s insurance policy renewal.

Party Wall Awards

  • Covers walls between properties, floor and ceilings in flats, boundary walls and adjacent construction.

  • Requested by Owners or their neighbours to determine their legal rights under the Act and responsibilities for the building work.

  • Fees are normally the responsibility of the developer and appropriate Notices have to be served.
